How to Negotiate Like a Pro (Or How to Convince the Seller to Throw in a Free Hot Tub)

Buying a home can be expensive, but that doesn't mean you have to pay full price. With a little negotiation savvy, you can save some serious cash on your home purchase. In this post, we'll go over some tips and tricks for Yuma homebuyers and their Realtors to use when negotiating with Sellers to get the best deal possible.

"Know Your Stuff" aka "How to Be Prepared Before You Enter the Negotiation Room"

Before you start negotiating, it's important to find out everything you can. Your Realtor should know how to research the local real estate market and be able to explain what they are seeing, find out the Seller's motivation by reaching out to the listing agent representing the Seller, and be able to identify issues with the property that may impact the price.

"The Art of the Offer" aka "How to Lowball Like a Pro"

Making an offer that's lower than the asking price can be nerve-wracking. What if you offend the Seller? What if there are other offers on the table? What if they reject your offer outright instead of countering? You and your Realtor should be able to justify a lower price if necessary, however there is much more to making a compelling offer. Typically, an adjustment on the price may be looked upon more favorably, if you can accomodate the other needs of the Seller.

"The Counter Offer" aka "How to Play Hardball Without Making Enemies"

Once you make an offer, the seller may counter with a higher price. Your Realtor will explain how to handle counter offers, including how to respond and when to walk away. Remember! Open and honest conversation with the agent that you're working with is super important to have.

"The Extras" aka "How to Get More Than Just a Lower Price"

Again, negotiating isn't just about the price of the home. There are other ways to negotiate with Sellers, including asking for repairs, closing costs, and even extra amenities like the lovely patio furniture or that beautiful washer/dryer set that you saw while touring the home. Some of the top requests that Yuma Realtors see or may ask for are: treatment for termites (if found), HVAC servicing (if not done within the last 6 months), and/or a one-year home warranty (this may help with some major repairs that you may need).

Negotiating can be intimidating, but with these tips and tricks, you'll be able to save some serious cash on your home purchase. Just remember, it's important to discuss what is and isn't important to you with your real estate agent. We're here to help!
